- Criminal background check (*No Violent Records)
- Gross income verification of 2.5 times the rent if credit score is 700 plus; if credit score is 600 to 699 it needs to be 3 times the rent (Also, we need most recent month pay stubs, etc.)
- Current and any previous landlord verification contact information
- Credit check – minimum credit score must be 600, we expect good credit, and on time payment history
- A history of repossessions, foreclosures, outstanding utility collections, evictions or bankruptcies if before 3 years of the bankruptcy discharge date
- We are not accepting co-signers for income or credit
- All occupants over the age of 18 must be on the reservation form, application, and lease
