Trace on The Parkway

Edwardsville, Illinois is a thriving, vibrant community located in the Metro East — situated across the Mississippi River from the city of St. Louis. Edwardsville brings together history and progress with its 200-year-old downtown, growing subdivisions, flourishing small business culture, and lively community areas.

An incredible plot of land opened right in the heart of Edwardsville. The land is close to downtown, on the edge of the Madison County Transit Trails, and easily accessible to everything happening in the city. Our developers saw an opportunity to build something exciting and new that offers an enhanced, all-inclusive living experience. They envisioned a place with easy access to work and play. A space where you can enjoy living and be able to walk to on-site shopping, dining, recreation, working, and social spaces.

All-Inclusive Living

Trace provides a living experience with substance. Residents will find true community and vibrant living with all-inclusive access to amenities, social spaces, and so much more. Monthly rent includes all utilities, Wi-Fi, in-unit washer/dryer, access to workout facilities, the heated pool and hot tub, business center, and all other community amenities! There’s privacy when you need it and community when you want it. View our floor plans and social living pages to learn more about all-inclusive living on The Parkway.

Tracing our History

Edwardsville is rich with history, and we want our community to honor its past. We named our “settlement” after The Edwards Trace, a historic trail that led from Kaskaskia to what is now Peoria. The trail was heavily traveled and vital to trade in our town. The Edwards Trace and city of Edwardsville are both named after Ninian Edwards, the Illinois territory’s only governor from 1809 to 1818 who went on to serve as our first U.S. Senator and the third Governor of Illinois.

Meet the Builders

Trace on The Parkway was designed and is being built by locally owned Plocher Construction. Their work includes The Blade, Chuck Fruit Aquatic Center, Park Street Plaza, and many schools, offices, banks, and restaurants in the area. Plocher is a major investor in the project and will ensure that it meets and exceeds Edwardsville’s high quality of living standards.
